Breckenridge ski-in/ski-out condos offer an appealing combination of mountain access, convenience and low-maintenance ownership. Depending on the property, owners may be able to step directly onto the snow, ski home at the end of the day or reach a lift with only a short walk.
However, “ski-in/ski-out” does not mean precisely the same thing at every Breckenridge condominium or townhome development. Access can depend on the building, the individual residence, snowfall, skier ability and the route used to reach the lifts.
This page features ALL current Breckenridge ski-in/ski-out condos and townhomes for sale, together with practical information to help you compare locations, access, amenities, rental eligibility and ownership costs.
As a Breckenridge resident since 1995 and a local real estate broker for more than 20 years, I can help you determine how each property actually connects to the mountain—and whether it fits the way you intend to use and own it.
This full listings page includes condominiums and townhomes marketed as offering ski-in, ski-out or slopeside access within Breckenridge.
Because MLS descriptions and access classifications can vary, buyers should verify the precise route associated with each property. I am happy to explain the access, walk the route with you and identify any seasonal or practical limitations.

Breckenridge does not have one universally applied real estate definition of “ski-in/ski-out.” The phrase is used broadly in property marketing, but the actual experience can vary considerably.
A practical evaluation should answer two separate questions:
Can you ski from the property to a lift or ski run?
Can you ski back to the property at the end of the day?
Some properties provide both. Others may offer convenient ski-in access but require a walk, shuttle or gondola ride to begin the day. A development may also be classified as ski-in/ski-out even when only certain buildings or residences offer the most direct access.
When evaluating a property, consider:
The route from the residence to the nearest lift
The return route from the ski area
Whether either route requires walking
The distance that must be walked in ski boots
Whether access crosses a street or parking area
The difficulty level of the connecting ski terrain
Whether the route is suitable for children or beginner skiers
Whether access depends on natural snowfall
The dates on which the connecting lift or run normally operates
Whether ski access differs among buildings within the development
Terms such as “slopeside,” “ski-in,” “ski-out,” “walk-to-ski” and “shuttle-to-ski” should not automatically be treated as interchangeable.
Breckenridge’s ski-access condominiums and townhomes are concentrated around several resort base areas, lifts and ski runs. Each location offers a different balance of access, amenities, atmosphere and proximity to downtown.
Peak 7 provides a quieter slopeside setting with direct access to the Independence SuperChair and the BreckConnect Gondola.
Crystal Peak Lodge is one of the best-known ski-in/ski-out condominium developments at Peak 7. It offers immediate access to the Peak 7 base, underground parking, owner storage and gondola connections to Peak 8 and downtown Breckenridge.
Peak 7 may appeal to buyers who want genuine slopeside convenience with a less congested atmosphere than one of the resort’s larger base areas.
Peak 8 is Breckenridge Ski Resort’s principal base area and offers some of the town’s most recognizable luxury ski properties.
Developments such as One Ski Hill Place place owners beside the lifts, ski school, restaurants and base-area amenities. Other Peak 8 residences provide varying combinations of direct slope access, lift proximity, shuttle service and gondola access.
Peak 8 generally commands premium pricing because of its location, resort amenities and limited inventory. Buyers should compare individual buildings carefully, as proximity to the base does not always provide identical ski access.
The Four O’Clock and Snowflake areas include numerous condominiums and townhomes positioned around the Four O’Clock ski run and Snowflake Chairlift.
Depending on the development, owners may be able to ski home using Four O’Clock Run and begin the day at the Snowflake lift. Examples include properties around Pine Ridge, Tyra, BlueSky Breckenridge, Los Pinos and nearby developments.
This area is particularly attractive to buyers who want ski access combined with reasonable proximity to Main Street. Access varies by development and, in some cases, by building or unit.
Peak 9 combines lift access with some of the easiest connections to downtown Breckenridge.
The base area includes developments around Beaver Run, the Village at Breckenridge, Liftside, Cedars and nearby Columbine Road. Some provide true slopeside access, while others are better described as walk-to-lift properties.
Peak 9 is popular with families because of its ski-school facilities and beginner terrain. Its proximity to Main Street also makes it attractive to owners and renters who prefer not to rely heavily on a car.
Mountain Thunder Lodge is commonly considered a ski-access development because owners can return using the Skyway Skiway. To begin the day, skiers typically walk to the BreckConnect Gondola rather than skiing directly from the building.
This is a good example of why buyers should examine both sides of the ski-access equation. A property may offer excellent ski-in convenience without providing a literal ski-out route.
The location remains highly desirable because it combines a ski-home route with close proximity to the gondola and downtown Breckenridge.
True slopeside property typically offers the most seamless mountain experience. Owners can reach the ski terrain directly from the development and return without using a vehicle or shuttle.
The advantages may include:
Minimal equipment handling
Easier ski days for families
Convenient access for owners and guests
The ability to return home during the day
Strong lifestyle appeal
Potentially stronger rental demand
Limited supply and long-term desirability
However, true slopeside access generally comes at a premium. These properties may also have higher HOA dues because of elevators, heated garages, pools, hot tubs, front desks, ski valets and other resort-style amenities.
A well-located walk-to-ski property may provide better overall value. Walking one or two blocks to a lift can be a reasonable compromise if the residence also offers easier Main Street access, lower ownership costs, more living space or a more private setting.
The right choice depends on how frequently you ski, whether children or guests will use the property, your tolerance for walking in ski boots and the importance you place on being able to return directly to the residence.
Breckenridge offers ski-access opportunities across condominiums, townhomes and single-family homes, but the ownership experience differs considerably.
Condos frequently provide the strongest combination of location and convenience. Exterior maintenance, snow removal and common amenities are generally managed through the homeowners association.
Potential benefits include:
Lower-maintenance ownership
Resort-style amenities
Front-desk or management services
Underground or structured parking
Ski lockers and owner storage
Convenient rental management
Entry prices below comparable slopeside homes
Buyers should carefully review HOA dues, included utilities, reserves, insurance, management agreements and any anticipated capital projects.
Townhomes can offer more space, privacy and residential character while retaining strong ski access. Many include private garages, multiple living levels and fewer shared facilities than resort condominiums.
Ownership responsibilities differ by association. Some HOAs maintain the building exterior, while others place more responsibility on individual owners.
True ski-in/ski-out homes are among the rarest properties in Breckenridge. They may provide privacy, land, garages and extensive living space, but they also carry greater maintenance responsibilities and substantially higher purchase prices.
Buyers interested in detached residences should visit the dedicated Breckenridge ski-in/ski-out homes for sale page rather than relying solely on the condo and townhome inventory shown here.
Ski-in/ski-out condos often attract buyers interested in generating rental income, but ski access alone does not determine whether a property is eligible for short-term rental use.
The Town of Breckenridge regulates short-term-rental licenses through four geographic areas. Licensing availability and waitlist requirements vary by zone and can change over time.
Before assuming a property can be rented short term, buyers should confirm:
The property’s current STR zone
Current license availability
Whether the existing owner holds a valid license
Whether the HOA permits short-term rentals
Minimum-night requirements
Occupancy and parking restrictions
Resort or property-management requirements
Applicable lodging, sales and accommodation taxes
Management commissions and operating expenses
Any pending HOA or municipal rule changes
Short-term-rental licenses are generally associated with the owner rather than permanently attached to the property. A buyer should not assume that a seller’s license will automatically transfer at closing.
Properties in Breckenridge’s Resort Properties Zone may offer more favorable licensing availability than properties in other areas, but the exact address and current Town rules should always be verified before making an investment decision.
Rental projections should also be reviewed carefully. Gross rental income does not account for HOA dues, management fees, utilities, insurance, repairs, furnishings, taxes and owner-use decisions.
I can help you identify the appropriate STR zone, review the available documentation and connect you with established local rental-management companies for property-specific projections.
The convenience of a ski-access condo often depends as much on the building’s operations as its location.
Higher HOA dues are not automatically a negative if they cover expenses an owner would otherwise pay separately. Depending on the property, dues may include:
Heat
Water and sewer
Cable or internet
Building insurance
Snow removal
Common-area maintenance
Front-desk services
Pools and hot tubs
Fitness facilities
Elevators
Heated garages
Shuttle service
Ski storage
Capital-reserve contributions
The important questions are what the dues include, whether the association is adequately funded and whether major projects or special assessments are anticipated.
Parking arrangements vary widely. A residence may include a deeded garage space, an assigned space, access to a common garage or only a limited number of permits.
If the property will be rented, confirm how many vehicles guests may bring and whether overflow parking is available.
Dedicated owner storage is particularly valuable in a furnished rental property. It allows owners to leave equipment, clothing and personal belongings securely stored between visits.
Confirm whether the unit includes:
A private ski locker
In-residence storage
A separate owner closet
Bicycle storage
Luggage storage
Seasonal equipment storage
A reliable shuttle can make a property with indirect ski access function almost like a slopeside residence. Buyers should determine whether the shuttle is operated by the HOA, a hotel, a management company or the Town.
Breckenridge Free Ride and the BreckConnect Gondola also make some walk-to-ski properties more convenient than their physical distance from a lift might initially suggest.
I first moved to Summit County in 1994 and have lived in Breckenridge since 1995. During more than 20 years as a real estate broker, I have helped clients evaluate ski-access homes, condos and townhomes throughout Breckenridge and Summit County.
In 2025, I represented clients in more than $30 million in real estate transactions.
My experience in real estate brokerage, property management and construction project management gives me a broader perspective when evaluating mountain property. I help buyers look beyond the photographs and listing description to understand:
How the ski access works in practice
Differences among buildings within the same development
HOA financial condition and ownership costs
Parking and storage limitations
Short-term-rental eligibility
Property-management options
Condition and renovation quality
Potential capital improvements
Resale considerations
The compromises associated with each location
Online listings can show you what is available. My role is to help you determine which property best fits your lifestyle, financial objectives and intended use.
If you are considering a Breckenridge ski-in/ski-out condo or townhome, I would be pleased to discuss the available properties and provide a firsthand explanation of their locations and access.
