Location, Location, Location?

How about Location, Presentation, Realization
Location, location, location, often used as the throw away real estate comment, maybe used too much. My view now that August is drawing to a close is that the Breckenridge real estate market is at it's best when the following three factors are accounted for;
Location - Having a property with a unique selling point when it comes to location is still the number one asset to any sale, and will continue to be so. No matter how much window dressing you do, it is hard to mask a poor setting.
Presentation - Often the overlooked factor. Why would you not make sure that the very first impression you offer is the best one. Equally, why would you not make sure that the second impression is also the very best one. With both of these in mind I cannot over estimate the power of firstly great photography and secondly making sure that the home has it's best face on. Relying on potential buyers to see through the clutter can definitely affect your price which brings me to our final factor.....
Realization - Turning an asset into cash requires a fine balance between how high you pitch your price point and truly understanding the exisiting market. We have all fallen into the trap of setting an emotive price point. Real estate pricing is high on this list.
So to make the very most of your real estate asset make sure you;
- Buy in a good location
- Maintain your property to the highest standard you can
- Understand the true value of your home by constantly looking at comparable properties
Simple advice but sometimes the most overlooked!
